THE CONSERVATORY (Unit 1)
Anchored by a soaring, 3-story atrium with a dramatic floating staircase, every level of the home is arranged with group comfort and privacy in mind. There are large social areas complete with tables and sofas for groups to come together, 2 kitchens featuring top of the line appliances and loads of prep space, and outdoor living spots that include a BBQ area, a sweet adult swing set-up, 2 hot tubs, and a rooftop deck with views of Humphreys Peak. 10 bedrooms in the home are beautifully appointed with premium bedding and arranged in multiple configurations that allow for both privacy for couples and group quarters for fun sleep overs.
1st level:
The first floor is an epic entertaining space framed by sky high windows that flood the area with natural light. It features a state-of-the-art catering kitchen, 4 dining tables accommodating up to 40+ guests, and an intimate gathering space with chesterfield couches. An industrial roll-up door seamlessly connects the interior to the outdoors off the breakout room, creating even more space for group activities. There’s also a bedroom and 2.5 bathrooms on this level. Bedroom configuration as follows:

2nd level:
Head up the gorgeous open staircase to the second floor to find a game room open to the atrium, 6 bedrooms, and a deck. Guests will enjoy billiards on the 8-ft pool table, gaming retro style with an ultimate arcade machine featuring several of the classics, or simply chilling with a personal device on the leather sectional. An outdoor deck right off the game room is always a favorite gathering spot, especially with its hot tub from which guests can enjoy the fresh mountain air and scenic surroundings. Across the walkway from the Conservatory/Mansion is an over/under duplex with the Nest & Roost units. Each level features 1,600 sq. ft. of living space with a separate entrance, full kitchen, dining/living room area, fireplace, and full-size washer and dryer. Both residences boast 4 bedroom suites with 2 twin beds in each and which can conveniently be converted to king upon request. All bedrooms are smartly separated from each other to maximize privacy and have ensuite bathrooms with walk-in shower, a stylish vanity, and high-grade fixtures. Even the outdoor living here is amazing with covered porches upstairs and down that take look out to beautiful mountain views.

Guest Access
The entire home, garage, and yard are exclusively available to guests. You will not share the outdoor living areas, balconies, driveway, or surrounding grounds with anyone else.

Rental agreement(s) and security deposit must be completed to keep your booking.
A valid email and phone number will also be required after booking.

Please note that the security deposit hold will be charged for any late checkouts at a rate of $100.00 per hour with a minimum one (1) hour charge, and that housekeeping will access the building at checkout time even if the property is still occupied. This ensures that we can provide same day turn around and offer the same clean and ready experience for all our guests.
Early check-in cannot be approved/confirmed until three (3) days prior to arrival to allow same day turnaround for our guests. If early check-in is requested and approved there is an applicable fee of $100.00 for arrivals before 3:00 PM.

Booking this property represents a significant investment in your group being together in this amazing property. While we understand that events can affect your trip, we urge our guests to buy trip insurance for coverage to assist you if cancellation is a concern. We follow a strict cancellation policy and do not issue refunds.

Rates & Availability

Cancellation Policy: Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 90 days prior to the arrival date of the reservation. For cancellations made within 90 days prior to the arrival date, no refund will be issued.
